One day soon I will post a list of things that have taught us that nothing is impossible with God. For now, I will share the latest example.
We have received news today that the appraisal on our house (the one we live in) has appraised at our accepted offer price. You may not think that is a big deal. Years ago - this would be no big deal. Houses appraised at the asking price all the time. That was then - this is now. When deciding to sell our house we figured out a price that was fair and necessary to provide enough money for a down payment on a new house.
Our realtor suggested that we list our house for $10,000 less than we ended up listing it for.
We accepted one offer. 5 days after pictures were online. Higher than the asking price.
We passed inspection despite SEVERAL things that could have gone terribly wrong.
We had an appraisal in March for a refinance - it was $35,000 less then our accepted offer price.
(For those of you playing along at home wondering what this all has to do with anything... If an appraisal comes in less than the accepted offer (these days) banks don't like to lend that money. So they often don't and the deal falls through. Houses aren't appraising as high as they did a couple years back. If you don't believe me, check your latest tax bill or most recent appraisal with one 5 years ago.)
What are the chances that 3 months later - a different appraiser would appraise it $35,000 higher so that our buyers could get loan commitment? By all earthly, reasonable standards - there was very little chance.
But, nothing is impossible with God.
The $35,000 swing in appraisals - God.
The ignored driveway, crawlspace, attic, and concrete issues with our house? - God.
The furnace that was almost 20 years old being covered under warranty when it broke in February? - God.
The offer higher than our asking price after only 5 days on the market? - God.
Praise Him for His goodness and faithfulness.
